320 E 32nd Street Unit #110 is currently being sold for just $180,000. 3 bedrooms, 2 baths and just shy of 1600 square feet. You maybe wondering; “why is this beautifully renovated condo being sold for so little?” Unfortunately Hawthorne Hill Condominiums, has a pending assessment that is going to cost between $800K and $1.5M. The owners will be responsible for the total payment of this assessment.
Rather than go into detail about this particular assessment, let’s discuss the top 3 things to know about your HOA before investing in it. Number one, how much money is in the reserve account and when is the association OK to use it? Generally speaking, the more money you have in the reserve account, the stronger the HOA. Second; does the building have a builder warranty? If it was built within the last 10 years, it should. If it is an older building, (like many in Tacoma) then know what type of upgrades have been complete. For example; has the building been updated to withstand earthquakes? Finally, is there a rental cap? If there is a rental cap, is it full? You should have a complete understanding of your HOA before fully committing to the purchase of a particular unit.
Work directly with a Realtor who has experience buying and selling Condominiums in the area you are buying. Every condominium is different, dig deep to understand the Home Owner Association and who is running it. Your time doing this research is well spent!

In June of 2016, this 4 bed 3 bath Tudor home in East Tacoma sold for for $235,000. At the time of the sale, the now owners, were paying top dollar for their new home. But how much is it worth just a year later? The total square footage of this home reaches over 2200 square feet, (this includes the finished basement). In order to assess what this home would sell for today, we must look at the greater market in Tacoma and then more specifically evaluate the local market in East Tacoma. (I am oversimplifying here. For home owners who are truly looking to sell, a comprehensive market analysis is performed and a detailed discussion about what is needed to sell is had in order to make you, the home owner the most money) Note: The profit is in the preparation! This isn’t a “one size fits all” type of deal here! No matter how big or small your home, your Realtor should have an expectation that your home is going to out compete every other home that is for sale.
The Median Price in East Tacoma (Area Code 98404) has increased 15% YTD, (from $180,000 to $208,000). Fortunately MOST (not all) full time licensed Realtors don’t just plug your (potential) home value into some basic algorithm and pump out an answer. It is a comprehensive look at everything from the home preparation, to the finishings of the home (Example: do you have hardwoods or laminate?) to the curb appeal and “wow” factor. Had we simply multiplied the percent increase by what the home sold for last year, this home would be upwards of $270,000 just a year after the owners purchased. Is it worth that? Possibly. We’d need to take a in-depth look at the house itself and niche market.
Be sure to use year-over-year market appreciation, Zenstimates and all other general indicators of home values as TALKING POINTS rather than definitive answers when it comes to pricing and selling your home.

If this isn’t a fixer upper, I don’t know what is! Actually there are huge benefits to the plaster being completely removed from this 1918 Craftsman home. It allowed the now home-owners to LITERALLY see in the walls, and have few unforeseen expenses. They skip some of the demo cost of renovating a craftsman home and it is far less messy without all of the heavy plaster that has to be disposed. Two extremely ambitious sisters from Hawaii are undertaking this large renovation project in the Hilltop of Tacoma, but the preliminary work that was complete and the location of this beautiful old home, will allow them to make a sizable profit.
The Hilltop of Tacoma is a vibrant growing community. Yes, I am fully aware that many new comers of Tacoma hear the old tales of the community being “gang invested” and “drug ridden”. This steers home buyers and investors away from the Hilltop Community and they exclusively want to buy in Central or North Tacoma where it is “safe”. I have two reactions to this response one: #keeptacomafeared and two: I want to show these people all the amazing things this community and residents have to offer! It isn’t your typical neighborhood. It’s always felt like family to me. I won’t go into detail about my experience (because this blog isn’t about me!) I will encourage you to explore this community; what many Tacomian’s (including myself) would argue is the innermost point of our city.
Here are some great resources and local eateries and restaurants that I’d encourage you to explore when in Hilltop. Keep in mind you are located just above Downtown Tacoma; the business district of Tacoma. I included only business that are centrally located in Hilltop. There are many more that are located just outside of the community.
PARKS: Ferry Park – Tacoma’s very 1st park, located on 14th and Cushman, Just over half of an Acre, this park is a great destination park. McCarver Park – Between 2007 – 2010, received a complete renovation, perfect for kids to run and play
COFFEE SHOP: Red Elm Cafe – A newly opened business, Red Elm serves coffee and a killer breakfast

Although this 1983 rambler hasn’t had a kitchen remodel the master bathroom looks and feels as though it belongs in a million dollar home.
