The Ranch π University Place, WA
The Ranch Community in University Place, Washington is one of the most desired communities to live in Pierce County. I’ve had the opportunity to met several residents at the Ranch and they describe their experience of living here as “easy”, “fun”, “quiet”, “clean”, and “safe”. Some mention the monthly social and annual events like the Easter Parade, however most residents I’ve spoken with talk about everything ELSE they love to do with their time: staying physically active, traveling and spending time with their family and friends. It is telling when what’s being discussed isn’t the community itself, but how it provides a safe haven to do all of the things you want to do in your life – The Ranch is just that.
Location and Establishment – The Ranch
The Ranch is a fully gated community comprised of 60 condos (none share walls with their neighbors). Located in University Place, Washington off of 67th Avenue West and 40th Street West. All homes are single story and built in the mid to late 1990’s. The exterior of all homes (including landscaping!) is fully cared for by the Homeowners Association (HOA).
Who lives at The Ranch?
Some residents live only part time at The Ranch – “Snow Birds” as we like to call them. I’ve met others who are working professionals who live here and for them as well, having the freedom and flexility to not have to care for or manage the upkeep of their yard and exterior of their home has enhanced their lifestyle. For just $500 per month all exterior home maintenance and landscaping is maintained. The monthly cost of just $500 is incredibly affordable when compared to other communities that offer similar services. Even when comparing the monthly HOA dues to communities and condos that share walls with their neighbors, The Ranch still, is one of the most affordable communities to live with regard to monthly dues and services owed to residents. Very few communities in Pierce County are comprised of of single-family homes. Those that do (like The Ranch), have costs that are almost double what The Ranch charges! The Valley Firs in Fircrest, for example, charges residents over $1,100 per month for similar services and upkeep.
The Ranch is an All-Ages Community
Although the community is an All Ages Community, the single level floorpan of all 60 homes attracts residents that are looking to downsize from their larger often multi-story home. Mark and his wife moved to The Ranch in 2014 after raising their family in their large home in North Tacoma. The general upkeep of their home in North Tacoma become more than they wanted to manage. Now, they spend the majority of their free time with their grandkids and traveling.
Home For Sale and it’s a corner lot!
Betty Lou was one of the original owners and now she is selling her home here at The Ranch. She lived here independently for almost 30 years and absolutely loved it. Her homes is a corner lot, fully fenced with a private side yard and partially covered patio. The southern exposure of the home gives the living, dining and kitchen incredible natural lighting for the majority of the day. If you are seriously considering The Ranch as a next home for either yourself or a family member, below are more specific details about the community:
- Two domestic pets are allows
- There are no rental restrictions. One of the 60 homes in the community is currently being rented (January 2026)
- HOA covers the cost of Earthquake Insurance
- There is no community center. Monthly social gatherings are hosted at the residents of those who wish to host. These social events and other annual events that are hosted throughout the year are coordinated by the Event Committee
- On street parking is permissible on the side of the street without sidewalks (for a limited time)
- Three additional parking spots are available to residents who need them temporarily – these are not permanent parking spots for residents or guests. Reserve these parking spots on weekly or monthly basis through the HOA Board.
The Surrounding Community
Privacy and quiet are two things that residents described appreciating most about living at The Ranch. But perhaps why these things are so notable is the convenient location – it’s not like you are living out in the sticks! The Ranch is located 0.7 miles from The Green Firs Town Center, where Trader Joes, HomeGoods, See’s Candies, TOMO Tea House, Mud Bay and other businesses that serve our daily needs and wants are homed. Fircrest Golf Course is located 7 minutes (driving) away from The Ranch. If you aren’t a golfer there is still plenty here for you – the Social Membership allows you and your family access to their pool and recreational events throughout the year. Pierce County Library and Chamber Bay are all within 10 minutes of the community.
