Inventory was down in September across the market, which is very typical as we start a new school year and wrap up the summer months. All counties had just less than one month of supply of homes on the market for eager homebuyers. To put things in perspective, a balanced market has roughly 4-6 months of available inventory. We don’t anticipate a surge of more inventory anytime soon either. If you are thinking about selling your home, the fall and winter months are still an excellent time to sell. Buyers, if you felt defeated throughout the spring and summer months, now could be the best time to snag the home you’ve been searching for! Statistically speaking, the best time to buy a home is in the first few weeks of October (Keeping Current Matters). Typically there is less competition as folks are busy getting back to school and preparing for the holiday season.
Here are how the median prices year over year per county have increased for the month of September. All counties saw around a $75K+ increase in median price. In Pierce County, the median price of a single family home has increased 20% and condominiums has increased 17% year over year.
