Black home buyers carry the most student loan debt which leads to a disadvantage when saving for a downpayment. With less money for a downpayment, the median home price for a Black home buyer is 12% less than the median home price of a White home buyer, which ultimately leads to a disadvantaged opportunity for long-term wealth gains.
Inventory was down in September across the market, which is very typical as we start a new school year and wrap up the summer months. All counties had just less than one month of supply of homes on the market for eager homebuyers. To put things in perspective, a balanced market has roughly 4-6 months of available inventory.
