Inventory was down in September across the market, which is very typical as we start a new school year and wrap up the summer months. All counties had just less than one month of supply of homes on the market for eager homebuyers. To put things in perspective, a balanced market has roughly 4-6 months of available inventory.

We are definitely feeling some type of “shift” in the real estate market. Are we heading towards a more balanced market? Check out the June 2021 Market Update and see what the numbers reflect.

Since the start of the pandemic, vacation home sales have skyrocketed in comparison to previous years. According to the World Property Journal, vacation and second home sales were up 118% in 2020 and 84% in 2021. As companies allow workers to continue to work remotely, there has been no slow down in the second-home real estate market. 

The May 2021 Market Update is here! We saw increasing home prices and low inventory across the Greater Tacoma region. In North Tacoma homes were only on the market for less than a week (six days to be exact) before going under contract.

All in all, we saw increasing home prices and more available homes to wrap up the April 2021 Market Update. If you are a Buyer, the uptick in inventory is great for you! You faced slightly less competition among other buyers and there were more homes for you to choose from. If you are a Seller, or considering selling your home, this is still an incredible time to put your home on the market.

In late 2020, the PNW had steadily increased the number of recovered jobs that were lost due to COVID-19. However, since the beginning of this year, the rate of employment has leveled off. By the end of February, the Western Washington region had 165,000 jobs that were lost due to the pandemic.

Here is the March 2021 real estate market update for Pierce, King, Kitsap & Thurston counties. Another month of low inventory and increasing home prices. The Tacoma real estate market continues to be one of the hottest in the country.

Although, we finally started to see more inventory pop up on the market in late February. The few days of snow did not slow down the real estate market this month either. All in all, if you are thinking about listing your home for sale, NOW is the time!
